LTT rates for residential property in Wales are: 0% up to £225,000; 6% on £225,001–£400,000; 7.5% on £400,001–£750,000; 10% on £750,001–£1.5 million; 12% above £1.5 million. For additional residential properties, a 4% Higher Rates surcharge applies on the total purchase price on top of the standard rates.
Is there a first-time buyer LTT relief in Wales?↓
Unlike England and Scotland, Wales does not currently offer a specific first-time buyer LTT relief. All buyers pay the same standard residential rates. The nil-rate threshold of £225,000 means most first-time buyers purchasing an average Welsh property will pay no LTT. The Welsh Government reviews thresholds periodically.

Land Transaction Tax is administered by the Welsh Revenue Authority (WRA), a Welsh Government agency.
