When did the stamp duty thresholds change?
In England, the temporary SDLT thresholds introduced in September 2022 expired on 31 March 2025. From 1 April 2025, the standard 0% threshold reverted to £125,000 (from £250,000), and the first-time buyer 0% threshold reverted to £300,000 (from £425,000). The calculator uses the rates in effect from April 2025.
Do I pay stamp duty on my first home?
First-time buyers in England pay no SDLT on properties up to £300,000. On properties between £300,001 and £500,000, the 0% threshold applies to the first £300,000 and 5% on the remainder. If the purchase price exceeds £500,000, no first-time buyer relief applies and standard rates are charged on the full amount.
What is the additional property surcharge?
In England, buying a second home or buy-to-let property incurs a 3% surcharge on top of standard SDLT rates. In Scotland, the Additional Dwelling Supplement (ADS) is 6%. In Wales, the Higher Rates for Additional Dwellings (HRAD) is 4%. These surcharges apply to the full purchase price.
