Frequently Asked Questions
What is a good rental yield in the UK?
In the UK, a gross rental yield of 5-7% is generally considered good for a buy-to-let investment. Yields above 7% are excellent, often found in northern cities like Liverpool, Manchester, and Leeds. London yields typically range from 3-5% due to high property prices relative to rents. Net yield (after costs) will be 1-2% lower than gross yield for most properties.
What is the difference between gross and net rental yield?
Gross yield is annual rent divided by property value, expressed as a percentage, before any costs. Net yield deducts running costs (insurance, agent fees, maintenance, periods of vacancy) before dividing by property value. Net yield gives a more accurate picture of actual returns. A property with 7% gross yield might have a net yield of 5% after typical costs.
